Knowledge is your best tool, know your HOA's governing laws and state statutes. They will assist you in dealing with your Board of Directors, making sure they are fulfilling their duties and responsibilities of the office which they were elected to and their attention to the HOA governing laws.

Vigilance

Be vigilant around your community, learn what's happening with your fellow neighbors, attend as many open HOA meetings as possible and take notes. Keep an account of every communications by the Board and the Property Management.
